Statement. You may download a sample of our
Management Agreement for review; the
completed document can either be e-mailed, mailed or faxed
to you for signature. When you sign the agreement
you immediately accomplish several things:
- You create a legal agency relationship between
yourself and GPM which among other things enables
us to sign leases on your behalf.
- You give us the authority to list your home in the
MLS real estate data base whenever we need to find a
tenant and place signage in the yard.
- You turn your home into a business.
- And lastly, you take the first step toward the
complete peace of mind that you should have when you
hire a professional property management company.
We will also need you to fill out the
Property Management Information Form
and return it to us as soon as possible. This tells us
everything that we should know about the administration of
your property including any service agreements you may
have, what your community amenities are, your insurance
information, etc. We can also handle paying the HOA
fees and any other maintenance fees if you request this
service.
If you have never rented your home before and are about
to move out we will visit the property and make
recommendations regarding improving the marketability of
the home. We can advise you what to spend your money on
and equally important, what not to spend your money on.
We do NOT charge you (Owners) any advertising fees, you
can log into your account with us and view the ledgers at
anytime. We can also send the rent payment to you by
EFT.
We do NOT hold any of your money in escrow like some
companies do. We only charge the leasing fee
(1/2 month's rent) a maximum of 1 time in a 12month period
in the case of someone getting evicted there is no fee to
you for us re-renting your property. If
someone decides to stay another year lease renewals are
$150 we do NOT charge you the 1/2 month's rent again.
Tenants can also log into their account and view their
status and make payments electronically if they so desire.
Rent can also be paid at our office or mailed to GPM.
If your property is presently managed, once you have given the other company notice
of your intent to conclude your agreement we will
coordinate the transfer of records, funds, keys, etc. with
the other manager to ensure a smooth changeover.
If your property has tenants in place when we take over
we will schedule an inspection and alert you if there are
any issues requiring immediate action. If the property is
vacant we will perform a market analysis and advise you of
its current rental value. Upon your approval of the price
we recommend we will place the home in the MLS database
as well as in the
Homes for Rent section of our website and begin the search for a tenant.
The remaining form we will need from you is:

IRS Form W-9: This identifies the
Social Security or Tax ID number we will use when we
file the 1099 MISC rental income report each year with
the IRS.
Typically we email these documents to you for
completion along with the other materials, however if you
wish to expedite the transition into our management
program you may download any of the above, fill them out
and fax them to us.
We send you, the owner a monthly computerized financial
statement and a computer generated check of the monthly
net income by the 15th of each month. We
let you know if the tenant has not paid the rent by the
5th and we put a notice on the door and mail them one
notifying them of the rent being past due, we also let you
know if they are late and when to expect your check.
